Hostea Riviera is the property management and holiday rental service of the French Riviera. We manage your property from A to Z to maximise your income while freeing you from all constraints. As holders of the Carte G, we legally collect rent for your security.
The Carte G: Your Guarantee
Unlike standard property managers, we hold the Professional Property Management Card.
Legal rent collection
Only Carte G holders are authorised by law (Hoguet Law) to collect rent on behalf of an owner. Without a Carte G, it is illegal.
Financial guarantee
The Carte G requires a financial guarantee from an approved institution, protecting your funds in case of default. Your rent is secure.
Professional liability insurance
Mandatory professional cover. In case of damage, disputes or guest issues, you are protected.
Full legal compliance
Lease, inventory, deposit, rent transfer: everything is done by the book. No risk of reclassification.

What is the Carte G and why is it mandatory?
The Professional Property Management Card (Carte G) is issued by the Chamber of Commerce (CCI). It is mandatory for any professional collecting rent on behalf of an owner (Hoguet Law n°70-9). Without it, rent collection is illegal. It guarantees professional liability insurance and a financial guarantee protecting your funds.
How are your fees calculated?
Our fees are a percentage of the rental revenue generated by your property (18%, 20% or 22% depending on the plan chosen). Cleaning and linens are charged to the guest. There are no hidden fees or monthly subscriptions.
When and how am I paid?
You receive a monthly bank transfer accompanied by a detailed management statement. Every booking, expense and commission is documented. You can also check your data in real time via your secure owner portal.
Can I block dates for personal use?
Of course. You remain the owner of your property and can block dates of your choice at any time via the owner portal or by contacting us directly.
How much can my property earn from holiday rentals?
On the Côte d'Azur, a well-located studio can generate between €12,000 and €20,000 per year, a 1-bedroom between €18,000 and €30,000, and a villa up to €80,000.
What is the contract duration?
The management mandate is for one year, tacitly renewable. You can cancel at any time with 3 months' notice, without penalty.
